Welcome to your Home Patrol Maintenance Portal (“the Portal”), a service provided by THI Franchising LLC (“we,” “us,” or “our”). These Terms of Service (“Terms”) govern your access to and use of the Portal, located at https://getaninspector.com. By using the Portal, you agree to these Terms and our Privacy Policy.

Please read these Terms carefully.

1. Who We Are

Your Home Patrol Maintenance Portal is an online homeownership tool operated by THI Franchising LLC, allowing clients to:

  • Access and store home inspection reports, maintenance reports, termite letters, etc

  • Receive AI-driven maintenance recommendations

  • Get matched with vetted service providers via Trusted Tradesmen, powered by THI Franchising

  • Redeem homeowner discounts, track maintenance, and request service help

2. Eligibility and User Accounts

To use the Portal, you must:

  • Be at least 18 years old

  • Be the legal homebuyer, homeowner, or have written permission from the homeowner

  • Provide accurate, complete registration information

You are responsible for maintaining the confidentiality of your login credentials and all activity under your account.

3. Use of the Portal

You agree to use the Portal solely for personal, non-commercial homeownership purposes and in compliance with all applicable laws.

You may not:

  • Use the Portal to promote or solicit business not approved by THI Franchising

  • Attempt to reverse-engineer or tamper with the platform

  • Misrepresent your identity or homeownership status

  • Share access credentials with unauthorized users

We reserve the right to suspend or terminate your account for any misuse of the system.

4. AI-Powered Recommendations and Reports

The Portal may provide maintenance suggestions based on your home inspection or maintenance reports and other data. These recommendations:

  • Are informational in nature

  • Do not constitute professional repair advice

  • Should be reviewed in consultation with a qualified service provider

We do not guarantee the completeness or accuracy of AI-generated content.

5. Trusted Tradesmen & Third-Party Referrals

If you request service or redeem a discount from any of The Trusted Tradesman, we will share the relevant information with that tradesperson to help coordinate service.

We:

  • Do not perform the work ourselves
  • Do not guarantee the work performed by tradesmen
  • Encourage you to vet providers, request estimates, and ensure proper licensure
  • Encourage you to provide feedback about your experience for future users.

When you use our Home Patrol Maintenance Portal, your inspection report may be analyzed using AI to help identify common maintenance needs. Based on those findings and your service area, we may suggest trusted service providers from our Trusted Tradesmen network. THI Franchising LLC, which operates this portal, may receive a referral fee if you choose to contact or hire one of these providers. These suggestions are intended to assist you in home maintenance and are completely optional. These are disclosed in accordance with regulatory requirements and do not increase your cost.

6. Payment Processing

Payment for inspection services may be processed via a third-party platform. Your financial details are not stored on this Portal.

All third-party transactions are subject to the third party’s terms and policies.

7. Ownership and Intellectual Property

All content, branding, and platform functionality are owned or licensed by THI Franchising LLC, including:

  • The Home Patrol Maintenance Portal brand

  • The Trusted Tradesmen ecosystem

  • All tools, design elements, and software features

You may not copy, replicate, distribute, or create derivative works without written consent.

8. Limitation of Liability

To the maximum extent allowed by law, we are not liable for:

  • Damage, injury, or loss resulting from advice, services, or recommendations provided through the Portal

  • Errors or omissions in AI-generated reports

  • Interactions with Trusted Tradesmen or third parties

Use of the Portal is at your own discretion and risk.

9. Termination

You may close your account at any time by contacting support. We may suspend or terminate access if:

  • You breach these Terms

  • You misuse the Portal or submit fraudulent data

  • We cease offering the service

Your data may be retained per our Privacy Policy.

10. Changes to These Terms

We may update these Terms from time to time. You will be notified via email or through the Portal. Continued use after changes means you accept the updated Terms.
